Description of the Country Home
Klamath Pass Ranch

The Klamath Pass Ranch is a 1,376 acre ranch that includes nearly 1,000 irrigated acres and is located in Siskiyou County near Dorris, California. Ranch has been operated primarily as a hay ranch with cows and calves as a secondary business. The reverse would work as well giving versatility to an ever changing marketplace.

This ranch is divided by Hwy 97 almost equally and gives great access in all weather for loading your hay crop or unloading cattle trucks. Klamath Falls is 20 miles away and provides shopping at stores like Wal-Mart, Fred Meyer, Home Depot, Big R and a John Deere dealership

Most of the ranch soil types are high quality well drained sandy loam soils. Much of this farm ground will grow a variety of crops other than hay including strawberry plants, potatoes and garlic. The ranch currently puts of 3 wire bales for the feed store market and round bales to feed ranch cattle in winter.

Irrigation water, totaling approximately 7,000 gpm, is pumped from 4 low lift wells with electric motors to pivots, wheel-lines and a few hand lines. The current hay crop is a 60/40 mix with Orchard grass and alfalfa. Alfalfa hay crops in this area have customarily produced 5-6 tons per acre year after year.

Ranch improvements include a modern 4 bedroom home and two 2,000 sf shops and used for year round maintenance and storage, two hay barns with a two thousand ton capacity. There is a small office/bathroom and an approved septic system engineered for an approved home site.

There are livestock working facilities with a good set of corrals and work alleys. A ranch feed lot will accommodate 300 yearlings whether back-grounding steers or growing your replacement heifers.

The ranch is in the farming community of Dorris which is one of Californias great agricultural areas with a bus to grade school and high school in town and an impressive group of supportive neighbors.

Asking price for the ranch is $3.9 million. The ranch can be divided by Hwy 97 and either the east side or the west side can be sold separately.
